LANDLORD CERTIFICATES

EICR Testing is carried out across the country from our local offices. This includes Commercial EICR testing otherwise known as Electrical Inspection Condition Report or Periodic electrical testing. We also complete testing for Landlords and carry out PAT Testing.

Electrical installations are no exception to the process of aging, deterioration and even general wear and tear. For this reason, an Electrical Installation Conditioning Report (EICR) should be conducted in a regularly. An EICR will check if the premises electrics have any faults that you cannot see from a visual check.

A number of faults may occur, for example electrical circuits being overloaded or overheating during use. If any electrical circuit is not properly installed, for example a lack of earthing or bonding to safely secure the electrics, it may potentially cause a fire or shock hazard. EICR testing will identify any defective electrical work within the system.  

A visual check can also be performed to give you a quick analysis of how safe your property is. This will look for broken sockets and light switches, damaged cables and scorching/ burn marks because of overloading the power outlet. It will also look at the RCD for the circuits that operate the bathrooms and gardens.  

It is usually possible to detect overheating electrical equipment by smell. It is recommended that this visual check is completed at regular intervals in between the EICR tests.

Tests are also required when a property is being prepared for letting and before selling your property or buying another previously owned property.

After the test has been completed, the testing engineer will produce a testing certificate for you. It will detail any damages, deterioration, defects or other dangerous conditions. It will also highlight anything that doesn’t match the present-day safety standards and things that might put people at risk.

Should the EICR test come back as negative, the EICR with be classed as “unsatisfactory” meaning that the required re-work needs to be done, without delay, to remove the risk to those living or working at the property.  As well returning an "unsatisfactory" result, the report will detail which electricals system(s) failed the test.

The codes for electrical systems that need remedial work are C1 & C2 and for improvement C3.

  • C1 means 'Danger is present', risk of injury is likely and IMMEDIATE action is required.
  • C2 is the classification for POTENTIALLY dangerous and remedial action is needed urgently.
  • C3 is the last classification code, and the only one that can appear on a report and have it still pass the EICR test.
  • C3 means improvement to your electricals system is recommended.
